Step 4: Utilities and infrastructure (plan early)

Small spaces can still have big infrastructure needs. Before finalizing design, we typically evaluate:

• plumbing routes (especially for bathrooms and kitchens)

• electrical needs (panel capacity, subpanels, EV charging)

• HVAC strategy (mini-splits are common for efficiency)

• water heating options

• drainage and water management details

In coastal homes, it’s also smart to look at ventilation and moisture control—especially for units that may be closed up for periods of time.
